Over the years we have been to this site a number of times returning year after year. This year we returned again and we're lucky enough to get a super pitch on the sea front.
First thing we noticed was that the toilet/shower block on the beach field had not been updated having been assured by the same wardens the previous year that they would be, and believe me they really are past their sell by date.
The pitches on the sea front are looking unkempt and need tidying up and whilst we were there the grass wasn't cut for the entire duration of our 2 week stay.
Wardens came across very officious about car parking on the pitches but this didn't appear to apply to everyone on the site definitely a lack of consistency.
Overall it's a lovely site and I would reccomend it if you're looking for rest and relaxation but I think the wardens have become a little complacent and need to spend more time tidying up the pitches.

Fantastic location amazing beach great restaurant The Waterfront short walk away, thought site was a little dated, flower beds untidy (August BH)
Staff not quite as friendly as other sites? Sinks in ladies Loo’s need attention, some not as clean as they could be especially round the taps. It was a busy BH with a few children on site but the shower floors in ladies were dirty at 4ish, I know children run in and out but not nice.

TV Reception
Lovely site but it says the TV reception is fair......but it's not our TV would go for a while then pixel and lose signal both on the supplied plug-in and on our own ariel. This happened everyday we were there so we gave up in the evening's and watched DVD's. This is my only gripe about the site everything else was lovely and the wardens were really friendly.....short walk to the beach etc
Brilliant staff but smelly sewerage nearby.
Have been coming to this site for 30 plus years, in fact originally joined at this site. Staff and general area is great but now have 3 grandchildren and the play area desperately needs an upgrade and additional equipment. Came last year with kids and there was a smell of sewerage occasionally but put down to worse when it rains. This year it permeated most of the area by the main toilet block. Not quite unbearable but very unpleasant. Staff were very concerned and said they call Anglian Water daily but when they come smell is not there. My advice is go on beach side or well away from back fence of site near toilet. Immaculately kept site in all other ways. Sorry Kessingland, I will return but try to get away from smell.
Super site - Lousy area!!
This was my second visit. Couldn't get in to Incleboro as it was full - so this is my standby.
Welcoming staff. Friendly greeting. The staff really do work hard to make things work. Quirky and attractive. Yes the facilities could do with an update - but it's a caravan site for goodness sake, populated mostly by people with modern caravans and motorhomes - so quit moaning!!
Personally, I do not like the beach front site. It's a bit of a car park and very exposed, whereas the lower site, while larger, is more tranquil and being significantly larger, well laid ot and quite sheltered.
The beach area is huge and not at all attractive - which makes it in ideal place for the dogs. Let them run free!! The village is a village and nothing to speak about.
The pub is well worth a visit. It is dog friendly and people friendly. The food is well prepared and not expensive whereas the Waterfront restaurant is not at all dog friendly and expensive for what it is.
Will retur, you can be sure!!

Holiday by the sea
We came onto this site as a last minute change due to an illness in the family and as it's only a few hours from home. Its ideal. We chose a beach side pitch and it was lovely watching the boats. We had glorious weather with a rare spot of wind. The beach was ideal for dogs. The only negative was the two noisy cars on the road next to our caravan. The site was kept lovely and clean. Will definitely be back .
A good site near the sea.
I will go here again. The wardens were friendly and welcoming. The site is near the sea. It was good to have a tv aerial point on the hook up post. The toilet block was great. There's a good chip shop, restaurant and pub within walking distance - though the restaurant was booked up for the weekend. There are good walks along the coastal path.

A great site
This was our second visit to this site,with a choice of either beach pitches or main site with various pitches available. Very friendly wardens welcome and orientation,the site was well maintained and very clean.
the site is well placed for visiting the local area, and a trip to Southwold & the Adnams brewery shop is a must along with booking a table at the Waterfront restaurant a must.
We will diffidently be going back to this lovely site.

Could be so much better
Chose this site for its location and proximity to the beach.
Very narrow roads on approach to the site, with a very sharp bend.
The beach was great for the dogs, literally a stones throw away, but that's where it ends.
Wardens greeted with a warm welcoming smile and all the information. After booking in chose a pitch at the side of the beach. The site is divided into 2 sections, 1 by the beach and another a little inland.
All the grassed areas looked dead and uncared for. This surprised me bearing in mind the amount of rain we have had recently. even the main site grass looked very sick.
Toilet block whilst kept clean on a daily basis did lack the usual caravan club standards I have seen in other sites. There was a lack of toilet facilities in the gents, having to queue most mornings to use the facilities. 3 urinals and 2 toilets and 3 sink cubicles and the smallest hand wash sink i have ever seen. Decor was very dated and i imagine very difficult to keep clean. What i found really off putting was the drinking water tap was right outside the window to the gents toilets so you can imagine what you could hear and smell whilst emptying waste water or filling the water barrel. Overall the site looked very baron and old and worn
Saying all this we did enjoy our week there. Watching the ships on the sea and the many forms of wildlife.
It has been some time since i last visited this part of the country. Lowestoft was very run down, lots of shuttered shop fronts and very little to see or do in the town itself. Plenty of supermarkets to choose from and a small out of town retail park.
We visited great yarmouth and found this to be grubby too. really gone down
Southwold however is such a beautiful town. 15-20 drive from the site, with a stunning beach (sadly no dogs in summer months). So nice, that we visited twice in our weeks stay. if the white house beach site was at Southwold it would have been a fantastic place to visit.
Overall, a very disappointing site. the wardens should be commended for doing their best, but sadly I feel that i will not be visiting again. Some improvements to suggest would be - dog bin at the entrance to the beach from the beach site, move the drinking water taps away from the toilet block, better bins for recycling and lastly the whole site needs some tender loving care to improve it's appearance
shame about the smell
the site is ideally located for the beach which a mixture of scrub and shingle, and is accessed via the beachside pitches across the access road to the holiday camp. A lot of trees on site so not many pitches get full sun all day, probably best side for the sun would be the pitches backing onto the pub and house, so to the right as you enter the site. Standard CMC toilet block, clean but dated, with fixed head showers and nylon shower curtains, the club really needs to modernise their amenities blocks. Off lead dog walk behind the toilets, adequate, I've seen smaller, but as the beach is so close, off lead exercise is not an issue at this site. Lowestoft and Southwold are both reachable by the local bus and dogs are allowed, bus stop 5 min walk from site. We did the 10 mile walk to Lowestoft and back, but took the bus to Southwold as that would be even further. 25 min walk to Co-op in Kessingland. If the wind is in the wrong direction then you will smell the sewage farm which is close by, unfortunately it was. We arrived and once on pitch thought that we had an issue with our toilet, the caravanner on the next pitch who had arrived just before us was washing his hitch and front as he thought he'd followed a lorry carrying sewage and it was him, No, we were told about the sewage farm once on site by another camper. The warden said she would report it as that all she can do once anyone refers to it.
