Having read a previous very negative review the day before we arrived we were concerned that we might have made the wrong choice. We needn't have worried, we arrived on one of the stormiest evenings of the year but we received such a warm and helpful welcome from the lady in the office that we were instantly put at ease. We were given a great location right next to the beach and although the weather was atrocious we and our dog really enjoyed our romps along the beach. There was a new motorhome service point that was close to our pitch, one of the best that we've experienced but because we used our own facilities I can't comment on the toilet block. Despite the awful weather we enjoyed ourselves and would certainly return to this site.
Disappointing Visit
On arrival the lady in reception was friendly, we chose a pitch on the beach side, the 2nd row back as we had an awning. The pitches are unkempt, the wood separating the hard standing from the grass was rotten and the whole area resembles a car park, there are no trees, bushes or greenery, just old chain link and wooden fencing. We had 5 days of facing the back of a grotty, old, dirty Motorhome ..... look beyond that and you can see the sea but the whole area is not at all attractive or scenic, it just looks barren and desolate. The toilet block is dated but clean. They have a wristband system in place where the rubber bands are in a bucket of Milton fluid, you have to put your hands into this fluid to get a rubber band out (not sure what happens if you were to get this fluid on your clothing I was wary of it acting like bleach) I much prefer the system on other sites where the bands are on hooks on the wall outside. TV reception was dreadful, virtually non existent. There were 2 tv booster points on the hook up post, one was broken and neither worked, the plastic cover was also broken and on the floor (pitch 21, the van at the side of us also had no tv reception). There is a lot of traffic noise from the road behind the site and the pub next door had live music every night we were there, which was very loud. There is a gate from the site that gives access to the shingle beach which we found dirty, there were boats on the beach covered up and people have been regularly throwing dog poo bags underneath them. There are some old pieces of conveyor belt rubber making a path across the shingle to the sea ... very unattractive! Arrival at 12 or 1pm? booking confirmation states 12 site sign says 1pm, this didn’t make any difference to us, we arrived after 1pm but I’m sure it will catch some people out. The site is extremely dated and needs some tlc, we won’t be returning.
Great site
Stayed here for 3 nights and loved it. We were lucky and got a pitch on the ‘seafront side’, no awnings/canopies on the very front pitches, but no problems with the others. Literally yards from the most amazing beach which our dog absolutely loved.
We walked into Lowestoft the first day and were very pleasantly surprised to find it a great day out, about 5.5 mile walk each way.f
Off to Southwold the next day which was incredibly busy with tourists, couldn’t believe how many people were there, pretty but a 7.5 mile walk ..... got the bus back 😂
Yes, there is some road noise from the road running alongside and the facilities block (although clean) is a bit tired, but I’d forgive both that for the position in Kessingland, lovely little place x
Ideal for beach walks and lovely wardens
I only stayed for one night in the end due to various issues and the the wardens were very kind and helpful even though I had messed them about, Bryan(?) even tried to help me with issues with my Motor Mover which was really kind. They have the wristband in the bucket of Milton here which is not as simple as hanging the wristband on the hook system but arguably more hygienic? (Though you then have to touch the bucket lid!) and there was plenty of hand sanitiser and the facilities felt really clean and safe. Some pitches a bit hilly to get on to but there was choice and it is a very attractive site and a very short walk to the beach... I know there was competition to get on to the beach side but to me although the sea views are nice you are effectively pitched in a car park with no awning! So I was happy to be on the other side of the road on the grassy side. Lovely being so close to the beach. A good base for touring if you had more time...

Ok but if you like a peaceful evening be aware
We were really looking forward to a quiet weekend away. Wardens friendly and helpful. After a quiet afternoon we were saddened by the volume of music from a pub almost adjacent to the site. Be aware.
Nice location
Holidayed on The Broads before but haven't stayed at a caravan site before in that area until now. Great site with all you might need for a good holiday. The staff were very friendly but don't expect to use the toilet block 5 mins before they clean it.
Unfortunately we stayed over the bank holiday weekend and the local pub just adjacent to the site had a live band playing in a marquee in their garden, which is fine if you like the music. They only knew one volume which we could hear over the TV volume.
Not one of my favourite sites (and we all have those) but I wouldn't rule it out.
Make sure you visit some of the places while you're there, like Beccles and Oulton Broad.

When a 6 YO says its the best site, you have to agree.
4 visits, 2 nights each time, in 5 weeks, shows we agreed too.

Superb site
A superb site. Ideally located next to the beach. Hard working and friendly wardens who keep it well maintained, clean and safe. Spotless shower and toilet. Only grumble is not the fault of the wardens but the WiFi really struggles with a full site.
Great dog walking on the beach and surrounding area. Next to the site is restaurant called ‘The Waterfront’ which has friendly service, a great selection and good prices. Highly recommended and we will return.
Good site but has some issues
We had booked this prior to Lockdown but as the dates were after some relaxation of the rules we went anyways. Our arrival was a very pleasant experience as we didn't get there till after 4 pm.
One thing I noticed was a sign to say that arrivals weren't allowed till after 1 pm, our booking form stated 12 midday. I think this is an important point to make known more plainly, as on departure day, we were delayed by one hour due to the congestion of traffic on the one road to TWO caravan sites on that road. there must have been 8 units waiting to get onto the site plus traffic from the commercial site further up the road.
My advice is to arrive later than 1 pm to avoid such bottle-necks. and depart as early as possible before 11 am if possible, if your going to this site.
The staff there are wonderful despite this inability to control the flow of units onto the site properly.
The site is laid out very nicely and we had sunshine on our caravan for most of the day.
We used our own ablutions in our van so didn't need the protocol for using the on-site showers/toilets etc.
If your going off-site by car at any time, avoid the midday rush hours as above, and also note that the route is narrow and has a speed restriction of 20 mph for most of the distance through the village,
There is a Pub close to the site which often has loud music played in the evenings. especially at weekends. This ends at approx 9:30 pm so not too late for the kids to settle down.
The site shop was closed on our visit, so had to walk up to the commercial site shop which has a STRICT FACE-COVERING POLICY. it's far safer to cross the road and walk through the Front of the site to the path along the beach, than to walk up the roadway, as there is often deliveries to the commercial site and traffic of the visitors.
Our overall experience was generally good, however. nice layout and lots of trees to slow down the wind. Noise was minimal apart from the seagulls and grass cutter.
Wonderful site.
This site is a wonderful place to go and have a quiet relaxing time .The site wardens were extremely helpful and always ready to help out. the Ground staff were always cheerful and constantly cleaning and making sure the site was top notch. We will return next year .
