Just back from a really enjoyable first visit to this site , wardens were very friendly and helpful on our arrival, couldn’t enter site until 1pm on the dot which wasnt a problem. Had a nice big grassy pitch with lovely neighbours. During high winds couldn’t believe how sheltered the site was from them didn’t even need storm straps.
Toilets were clean and well equipped but found the amount of covid bands on some occasions didn’t tally with the people using the facility which could be down to people forgetting to remove them from their wrist when leaving.
Caution required on approach road to avoid potholes common sense applied.
Twenty minute walk into Brighton marina with a good size Asda and a great curry house.
Lovely walks With the dog 5 mins from site.
Really looking forward to returning soon
High Standards Well run site.
It is a very well run site everything is spot on. We stayed a few extra nights as it was so nice. Staff are very helpful and all is Covid safe. Pitches are nice and large and flat. I have a larger Motorhome and didn't find the road in that bad a few pot holes nothing major really. Don't arrive at 12.00 as the office is not open until 1pm and you will be waiting in a queue until then.

Fantastic site! Quiet, friendly and the perfect location!
This site is in a fantastic location. We stayed for 5 nights, out pitch was very spacious & in a great position. The playground is just the right size and all the kids seemed to love it. The enclosed dog play area is a great idea for a safe run around. It’s literally 5 mins in a taxi to the Marina or 10 mins to Brighton. You can’t stay near the seafront in Brighton for any cheaper, great value! We left our van & awning every day and went out to adventure, we felt very safe leaving it unattended all day. The wardens are really friendly and all staff couldn’t do enough. I unknowingly interrupted a staff member on his break but he was more than happy to help me to sort out a token for the dryer. All facilities were clean and available when needed. The toilets were always spotless and the staff are clearly doing their best to put measures in place for social distancing & cleanliness in the toilets - people disregarded the rules and ignored the wristband system but the staff can’t be held responsible for that. The road leading up isn’t the smoothest and has some considerable pot holes, again this can’t be held against the site. Everyone was friendly and the site was quiet at night. Great site, clearly doing their best in this unsettling time of Covid. Ignore the negative reviews! We will definitely be back!

Shame about access road
Stayed at this site many times, very disappointed in the access road. Craters not potholes. WiFi poor. COVID restrictions meant toilet blocks closed twice a day once for 21/2 hours seems rather excessive. Popular site with good access to city and beach. Always plenty to do in Brighton.
A few things that spoil an otherwise great site
The road leading up to the site has never been brilliant but it's now positively third world and dangerous. The potholes are now big craters that are nasty and could damage your vehicle, caravan and/or motorhome. Add to this all the illegal/legal(?) parking of cars, caravans and motorhomes along the way and it not a pleasant experience.
The other issue which is not unique to Brighton is the hardstanding - they really are extra hard work to hammer in pegs.
Besides that it's a great site and the staff are very helpful.
So make sure you take a heavy duty hammer or drill and decent rock pegs!
A little disappointed
We were disappointed with how the facilities were run the wristbands were in a Milton solution but this was not changed on a daily basis so the bands were in dirty water, a number of people staying on the site would not put their hands in the solution making the system unworkable.
We have stopped on other caravan and motorhome sites and were provided with our own wristbands for the duration of our stay and had to leave them on hooks outside the toilet block and pick them up on the way out this system worked a lot better.
I know you are not responsible for the entrance to the site where there were a number of caravans and motorhomes parked in the road but it is your responsibility to ensure the peoples staying in them do not use the facilities on the site which we have paid good money for and this is not complying with Covid track and trace recommendations.

Slightly disappointed
Our third visit in as many years to Brighton, love the site, love the location & of course love Brighton. We've got fold-up bikes so take the opportunity to cycle either 'east' to Rottingden on the cycle-way then come back via the promenade which is most enjoyable. 'West' takes you down to the Marine Parade then onto the cycle-way right past the Pier, past the Grand Hotel [lovely afternoon tea at a reasonable price] and onto towards Hove & Worthing. Very gentle cycling, just have to watch the 'kammi-kazzie' pedestrians who tend to wander in & out of the cycle lanes.
Sadly because of Covid-19 some of the pubs & restaurants, tea rooms & cafe's weren't open but it was still a great place to visit.
The wardens on site, as usual, were great. Under extreme pressure trying to cope with impatient guests trying to book in under tropical temperatures. "Only one person at a time in reception" that's fine with me, just means a little longer checking in, please don't moan they're doing the best they can under very difficult circumstances.
Facilities were spot on, I suppose you could query the way and/or number of showers/toilets/urinals were open/closed, but that's the CC's decision not the wardens. The 'band' system didn't really work but that was the 'inmates' rather than the wardens fault.
One of my biggest gripes is the dreadful Wi-fi at CC sites & sadly Brighton was no different, Air Angel who run the wi-fi offer the most appalling service known to man. We were less than 35' from a wi-fi pole & could we get online, could we heck as like. 11pm or 7am one out of every 10 tries got connected & even then coverage was useless. I'll give Air Angel their dues, I called & complained & after checking my coverage etc gave me a full refund.
Last grizzle, the state of the majority of pitches leaves a lot to be desired, We were there in the middle of the biggest heatwave in years, but the grass hadn't been cut for ages, was tall enough for a quick cut. The amount of weeds growing on the hardstanding was very evident, but the weed growth on the grassy area was dreadful. Can we blame Covid-19 for staff shortages I really don't know.
Would we go back? I'm not sure, Littlehampton is down the road so we may try that next time.
Lastly, the comments on the 'migrant campers' camped on the approach road is not really the CC's problem, allowing them in to use 'our' facilities is, so I would expect the CC to employ security from say 10pm to 7am to stop these infiltrators using our facilities which obviously doesn't help track & trace if a case of Covid-19 reared it's ugly head.
Apologies for the rather long saga, just saying what I see.

Friendly site
We were on a secluded spacious grass pitch and found everyone very friendly on the site. You can cut across the common to avoid walking on the potholed road to get out to the main road, and can then get to the beach / Marina, in about 15/20 minutes. There is a beautiful cycle / walk path going along the undercliff which is well worth doing, and there lots of places to eat in the Marina. We walked into Brighton along the front which took about 50 minutes. Brighton itself was pretty full on and busy and we realised we prefer quieter locations! It's good to be able to get the bus back from the centre of Brighton to the site. Probably wouldn't visit again but this is due to preferring being more out in the countryside.
Disappointing
The site its self is nice and clean, quite open so had a nice feel. Toilet blocks cleaned every morning with limited access due to Covid19 which is fine. The only issue I have with this site is, on the approach to the site, there are a number of caravans parked on side road leading to the site, and then on 3 occasion the people stopping in these vans, not on the site, were found using the facilities of the showers etc. This really means there is no track and trace that can be trusted on the site, and people coming in and off the site, not paying to stop there, are using the facilities, so things are now safe to be left. This site needs a proper gated entrance to stop people just walking in. Very poor.
That being said the staff did apologise, but said there was nothing they could do to stop them.
If you still want to go. The site is a 15 mins walk down to the beach and marina with loads of eating places and a few shops. The pier is about 40 mins walk, but we got a taxi one way, so not so bad.
August 2020 Disappointed
Only my second Club site, and what a let-down. the approach to the site is down a pot holed road lined by cars and motorhomes making the approach difficult if you meet anyone leaving the site, sports clubs and college along the lane.
check in was straight forward and staff were friendly the pitch was well kept and close to toilet block and bin's. I choose this pitch so no complaints about the bin's been emptied or noise caused by people in the toilet block. however nobody adhered to the wrist band rule and at one point a young lad decided he was going to have a shower with his girlfriend in the male ablutions. When I questioned a number of lads why they were not using the wristband system I was just told to f&%k off.
We had the police on site one night to attend to some out of order campers. Cars speeding well above the site speed limit. Sadly just did not feel safe.
Over all a very disappointing stay and will not be going back.
