First but not the last visit

Have just spent three nights at this well maintained site. Weather perfect, site almost perfect, the only down side was the early closure of the amenity blocks. Surely the cleaning schedule can be rearranged to allow the pleasure of a relaxed breakfast, shower, dishwash etc. After all we are on holiday and don't really appreciate being ushered out of the washrooms at 09.45.(shades of the early days at Butlins?) The site is well situated with a good bus service that even takes you to the large Morrisons just outside Lowestoft from the bus stops either 100yds away opposite the pub, or 300yds away up past the pub and around the next main corner.(bus times every twenty minutes or so) The local pub is only a few minutes walk away and does good food as well as take away meals, Fish chips etc. All at reasonable prices, don't let appearances put you off, beer is good too, the restaurant just before the pub was well patronised but we thought that the menu was a tad on the expensive side, so did not use and can't comment on the food. The beach just over the road is large and mostly shingle and dog friendly. Once off site, the surrounding area is flat and easy to walk either on the beach or the roads, the only drawback being the lack of footpaths in many places meaning that you have to walk on the road a lot of the time. Sadly the dog walk is a waste of space, it is behind the amenity block and barely the length of it, the same can be said about the childrens play area which is very small. Overall we would recommend this site and intend revisiting in the future

Will keep coming!

We have used this site on numerous occasions as we are long distance grandparents and have found the Wardens very helpful and the site is in good clean order. The pub next door may seem 'rough and ready' but the food and service are good, the dog walking facilities are good and access is fair. They have just started season pitches and unfortunately some of these are beachside where this now ties up very popular pitches and restricts access for normal guests which I feel is a bit unfair, I hope the number on this side does not increase from the current 3 so tied up.

lovely site had a great time here

We came for 8 nights in August 2015 we had a lovely holiday here the beach is beautiful and only a few minutes walk from the site we had one heavy down pour of rain which did flood our grass pitch but this didn't spoil our time here, highly recommend The Waterfront restaurant if you like paella then book asap for Thursday night found the pub next door a bit rough and pricey for what food we saw served so didn't bother eating there

Nice location, shame about facilities

Firstly this is a brilliant location, and the site layout is great; there is a bus service close by which goes to Lowestoft or Southwold; from Lowestoft there is an hourly train service to Norwich. The staff are ok and do their best, however there are a number of issues.

1. The MVWP in the main site is very difficult to use because the waste water drain is on the wrong side for most vehicles - meaning that you have to turn around to face the wrong way to use it, which causes chaos.

2. The main toilet block closes at 9:45 for cleaning, which is too early. Realise there are 3 blocks to clean, but perhaps either you could have more staff, or change the cleaning order.

3. The pitches at the bottom of the site (e.g. 100-103) are prone to getting waterlogged when there is heavy rain. Improve drainage?

Visited this site twice this year, once on a hardstanding and once on a grass pitch. We were very happy with both. Wardens friendly and the site is very well kept. We have stayed on CC sites all over the country in our 25+ years of membership and definitely would not say that the approach to the site is anywhere near the most difficult we have encountered. One constructive criticism - for our second visit the site was very nearly full. It would have been helpful to have had an indication of where we could find the remaining pitches before we had towed the van round the site twice - with every empty pitch we spotted having a motorholme sign when we drove to it. We admitted defeat in the end and returned to the site office for help.

Slightly disappointed by this site which could do with an upgrade. The shower block was closed for 75 minutes every morning leaving 2 toilets and 1 shower for approximately 45 females during this time. Why it took this length of time to clean the facilities and why they needed to be closed so early I was unable to understand. I am not able to comment on the wardens as they were rarely to be seen. A very elusive group!

disappointed

We found site to be a little tired not up to normal C C standards. Location next to beach was great for walking our dog but not much else to do in Kessingland. Approach to site a bit hair raising ,very narrow . Sailors Home pub not brilliant but the meal we had was ok. Anyway didnt stop us from having a nice time visiting surrounding area Southwell in particular and we were lucky enough to have good weather . Will not return to this siteĀ

A pleasant stay

Read some interesting reviews about this site which had mixed comments.However this is a very good clean site with the facilities good as you would expect them to be a CC site.Location is good ,alright so you ha e to negotiate the road with parked cars,but if the buses that run along the road why can,t you. The restaurant just outside the site is good albeit a bit pricey and the pub is very good also.The wardens are very polite and efficient and run a good clean site.A word of caution. It does get a bit windy blowing off the sea as you would expect .But all in all a nice site to visit in Suffolk.I would however imagine it does get very busy in the summer months.We visited in Mid September and there were not many vacant pitches available then.

Pleasant site

Some members seem to have commented on the access, which is a bit tight in places, but try some we have stayed on in Spain......... This is quite easy really in comparison. We didn't have a 'sea view', which we were pleased about because of the weather, and we're well-sheltered from the strong winds off the sea (last week in August). Great evening walks on the beach in the evenings, the restaurant round the corner is good, and the pub fine. Cycling is a pleasure round here; Lowestoft in one direction via cycle paths, is worth a visit. Very good maritime museum and cafe/ bistro in the adjacent park. Southwold in the other direction, but to avoid the busy A12, go straight over the roundabout at the top of the village and through the lanes to join Route 31. Also good walks (Dunwich) and very good NT properties further afield. The site is clean and tidy, wardens extremely pleasant. It's a nice place to stay on this coast.

Finally got to site after doing the slalom past all the parked cars on the road to site. The site itself is great and we have no complaints unusually the wifi worked but Kessinglands needs serious TLC, sorry but won't be going back.
