This is a lovely site. Well laid out, well maintained, with a small cafe that offers the most impressive and inexpensive breakfast. Add lovely views of the park and proximity to Oundle and Rutland Water offering plenty of off site activity, a village pub serving really good food and drink within walking distance, and a village shop for last minute essentials .
Whilst we stayed we noticed the road noise from a B road but this may have been extra traffic due to local diversions.
We will be returning if we can get in as it is a very popular site( we couldn't extend our stay) so please don't arrange a visit!
A memorable stay
This is a really great site.
All hard standing pitches fairly level (no need for blocks). The grass is regularly mown.
We used this site as a base to explore 'Rutland Water' on foot and bike, and some good walks on footpaths close to the site. Also 3 visits to Geoff Hamilton's gardens at Barnsdale, this is well worth a visit as there is so much to see. A well stocked nursery as well as the famous 'Gardeners World' TV gardens.
A wonderful site
We spent 5 days here and had a wonderful time. Beautiful site in lovely village and great location for access to Rutland Water. The on site cafe does great food at reasonable prices especially breakfast and all the staff are friendly and helpful especially The manager Kevin. Will definitely stay here again and recommend it.

Peace and quiet
A wonderfully maintained site, very peaceful and a lovely place to walk around and a lovely walk into the village from the bridleway to the right of the site. The Lodge has an excellent cafe, selling home grown produce and plants too. We toured here a few times over the winter, as they have great hardstandings and the site is very level. Would be beautiful at any time of the year.
A Gem
What a wonderful CL, so peaceful and pretty. A warm welcome and the staff and residents keep the parkland and surrounds in pristine condition. Great dog walking in the area too. The cafe has wonderful food at reasonable prices. In Market Overton there is a small village shop and the Black Bull pub has wonderful food and friendly staff.
Hambleton Bakery in Exton, (nearby) sells some of the best bread and cakes - yummy, they even open on Sunday mornings! Rutland Water is nearby, as is Barnsdale Gardens. Oakham is a nice town with good amenities. The reason I gave 4 out of 5 for "5. Ease of arrival/welcome", is a teeny little 'niggle' which is lack of space for maneuverability when parking/leaving the caravan (especially if all pitches are taken), it is tight, there is plenty of space to have the pitches set back more to give a little more width on the roadway in front of the caravans then it would have been perfect! That said, we will definitely be returning!
A great spot
Stayed here for 4 nights last weekend, absolutely lovely site, well run and a pleasure to stay at.
Booking easy and staff on arrival were lovely and friendly. Wifi only £1.50 per day and excellent reception.
Very close to all local attractions, Rutland water was stunning, great small villages nearby.
All in all a fab site can't recommend it highly enough.

A Rutland Gem.
There is not a lot more to be said about this CL that hasn’t already been written. This must rate as one of the best CL's we have stayed on for peace, quiet and location.
The CL is maintained to a high standard with hard standings (now with gravel) all supplied with hook up set in a fenced off lawned area complete with a drinking water tap. Waste and chemical disposal are located 30yd's away at a hut which contains laundry facilities if you require them. Wifi is also available at £1.50 per day which can be purchased in the onsite cafe. Market Overton itself is a lovely village with a very friendly local store and an even friendlier village pub the "Black Bull" which is just 10min walk from the CL. And if you are after fish and chips then look no further than "Cottesmore chip shop" which I would rate as 8/10. Rutland water and beautiful villages are all on your doorstep waiting to be explored and I cannot recommend this CL enough as a base to explore them from. Oh and one other thing do not pass by the chance to visit the Hambleton bakery on the Cottemore Road, Exton, you will not regret it!
Great location for a CL
We stayed as a group of 5 vans. Safe environment for the youngsters (2&3yr olds) to freely play outside vans. Excellent off lead dog walks, in grass meadows, a short walk from the main entrance gates (turn left and walk 200 yards down road until you see gate & footpath sign on right). Hard standing large enough for van and awning, although not gravel so does puddle & get a bit muddy in wet weather. Fab all year round site in peaceful relaxing location. We'll definitely return.
Must return
We stayed here for a couple of nights in order to break a long journey home, visit Rutland Water and to meet up with friends who were also booked in at this site. From the brief time we spent there we knew we must return and are making plans for a longer visit towards the end of summer. The C.L. is well laid out and has five flat hard standing pitches contained within a fenced and grassed area. The facilities include a small log cabin, on site, housing a washing machine and ironing board, and free internet connection whilst patronizing the café which is less than 100 yards away. Rutland has much to offer with its picturesque villages and pubs and rural landscape and this site makes an excellent base to explore it from.

Little Gem
We always go on CL sites and rate each one in our own way normally quite harshly, but this one scored an easy 10/10. A beautiful setting, peaceful and the people are so friendly. The food in the cafe is super, even offering the local Hambleton Bakery Bread. A site that we will be returning to time and time again.
Recomend a visit at any time of the year.
