We have just had a fantastic two night stop at Ivy Farm. Contact was excellent before, during and after our stay. Neil & Luz looked after us extremely well, offered tremendous hospitality and advice relevant to the local area which enhanced our stay. As this is on a private road the site is quiet and peaceful. It was brilliant being able to relax. We would definitely recommend this site to others and we will be staying here again.
Peaceful stay at Ivy House Farm & Stables
We stayed at the site for 3 nights while visiting my cousin who lives nearby. Large field site with basic but adequate facilities. Electricity is coming to the site very soon so this will be very welcome for those who prefer to be on grid.
The field is mainly flat but ramps may be required depending on where you pitch, with so much space it shouldn’t be difficult to find a flat area. Also bearing in mind the size of the field, the water tap is near to the entry gates, so if mobility is an issue perhaps pitch towards that end of the field. The Elsan and rubbish disposal is at the far corner of the field opposite the water tap.
There is a railway line near to the field but this didn’t bother us at all.
Excellent location for Oulton Broad, Carlton Marshes and all the surrounding area. Lovely public footpath walks a few yards from the site. We had a fox visit nearby one evening, it stood and watched me as I watched him/her. A lovely peaceful site, easy access and welcoming owners. Highly recommend.
Brilliant bank holiday get away
Myself, boyfriend and Jack Russell have just returned from a 4 night stay in our trailer tent over the August Bank Holiday weekend and we had a fabulous time.
The campsite is very easy to find and access, plenty of room for those towing. Field is quite flat and a good covering of grass. Fresh-water point, grey water waste point, recycling and general rubbish bins and black water waste point. Electricity is coming soon! Location is peaceful- you can hear owls at night! There is a train line nearby but trains are slow and doesn't cause any disturbance - I am a very light sleeper!!
Your next to Oulton Broad which has lovely cafés, kids play areas and dog walking. Power boat racing is great fun!! Tesco Express and petrol station within walking distance and Lowestoft and Pakefield (dog friendly) beach only about 5-10 mins away. The site also has a dog fun park next door called 'Oh my dog' which looks great to wear out those four legged family members. We will visit again!
Warm Welcome, Great place to stay
Excellent CL site, spacious and tranquil. Hosts Luz and Neil are super efficient, friendly and helpful. Stayed for 2 nights while attending RYA start sailing course at Oulton Broad (8 minutes walk away). Good quality hotel/restaurant/pub 1 minute away, lots of other hospitality choices close in Oulton Broad. Will be going back for more sailing/exploring.

Peaceful
Most sites will only let you book for 3 nights over a bank holiday, not here. Spoke to Luz who was so friendly, agreed we can stay for just the one night. Booked this last minute too. It’s easy to find, very warm welcome from Luz & Neil who live across the lane. There’s no hook up or toilets, which was ok with us as we were in Motorhome, informed electric & toilets coming next year.
2 acre flat field, very quiet, had the most peaceful nights sleep. Dogs welcome, lots of beautiful walks to the marshes and Oulton Broad park 5 mins walk down footpaths not the road like I was imagining. So pleasantly surprised. Lots going on there as it was a BH, nice little coffee shop on way.
If you want quiet & peace that’s what you’ll find here.
Will book again.
Easy access to a lovely place to stay.
Easy to find and very friendly owners, basic site but very quiet and spacious. Easy access to the broads and laundry, shops, marina etc. Dog agility course next door plus plenty of nice places to walk a dog. Feel much less commercial than the other holiday campsites nearby.
Friendly owners, good walking and cycling
We stayed here for 2 nights at the beginning of March.
CL is easy to find and access is good. Massive 2 acre field so loads of room for awnings etc. We didn't need ramps but on some parts of the field you would.
Neil and Luz were very friendly and helpful.
There are plenty of footpaths for walking and some can be used for cycling. Carlton Marshes and Oulton Broad are both within easy walking distance and you can walk all the way to Beccles, off road (around 8 miles).
There is a Tesco Express at the top of the lane and a hotel/restaurant next door. (Didn't get chance to try but you do get a discount if staying on the CL). More pubs, restaurants, takeaways and shops just up the road.
Worth a visit.
