Wow, what a view!!!

Wow, what a view, the view of rutland water was amazing and watching boats etc using it was lovely to see, kept us amused for hours, looking out the window of the caravan. This is a working farm so some noise of machinery and animals was to be expected but it didn't disturb us in the slightest during our stay. The facilities were clean and meet the needs we had. The grass was a little long during our stay but again we went early in the season and it had been especially wet for a month before so it is understandable that it hasn't been cut. The road to the village near the site is narrow but passable with care. The site owners were very helpful, left us alone after showing us the site and facilities, but we're there if we needed them. The farmer had no problem pulling us off the site with his tractor in the poor weather we happened to have during our stay. Many places to visit for site seeing, shopping, walking, historical places of interest. We will be visiting this site again

Lovely Farm Site

We were made welcome the day before we arrived, by 'phone - very much appreciated. The site is perfectly situated within Rutland Water. All of our requirements (EHU, water etc.) are all on hand. Our only regret is that we have to leave on Weds. to attend a medical appointment at home. Still, we will return for a longer stay when we can. Thanks Mrs. Blackwell for letting us enjoy your wonderful spot.

Great CL on a working farm

We enjoyed a wonderful 8 nights here. The views are good and walking from the site was easy - we also cycled around the peninsular track and roads. The track around the perimeter of Rutland Water is easy cycling with plenty of stopping places to enjoy the views.

Beautiful scenery at this site

Having gone to this site for the weekend we found the site owners very welcoming and friendly. Having read some of the reviews we nearly didn t go but glad we did. We had a smashing weekend the site is a lovely location. As for the chemical disposal we didn't fined it a problem phil&les

Lovely scenery at this farm CL

Great situation, owner was friendly and welcoming, helpful with all our questions. Lovely views and walking/cycling. This is a working farm and as such was noisy - but we completely accepted this as it's a busy time of year - farm workers working late at night on the harvest. Unfortunately the chemical disposal was not pleasant - an open pit with inadequate cover.

Leaves a lot to be desired

This site ought to be a splendid one, given its proximity to Rutland Water and the views. That's the good bit. Prepare to be treated as though you are very tiresome when you ring up- the owner is very abrupt! She will not come round to see how you are getting on either. Very unfriendly. Our first issue was the fact that there are deep ruts running across the field and we damaged our caravan as it bottomed when going over one. The grass was unacceptably long too. It is a working farm but workers very loud and shout a lot. Disposal point disgusting and a bit of a health hazard. We wouldn't go there again even for the lovely view. This site needs to get its act together. That said, we made the most of it and had a lovely week.

Dear Bookworms,

Thank you for your review. We would like to clarify some of the information you have detailed. 

Firstly we apologise if you were offended by our phone manner, we do always try to give friendly concise detailed information about possible stays at Armley Lodge Farm.

We do request that all patrons call at the farmhouse on arrival, where they are greeted and shown how to access and park on the site. 

The field does not have any tractor ruts; the grass is cut by-weekly and sometimes due to changing weather conditions it can grow fast.

As a characterful working farm, noises from livestock and machinery can be heard from time to time but are by no means constant.

Our disposal point is emptied on a regular basis and provides pure functionality; it has safety bars and a strong lid.

A Disgrace

Firstly have to agree with the previous review, the disposal point is a health hazard as described, and the water point is no better, being over a hole covered by a pallet to stand on whilst filling your water barrel, surely an accident waiting to happen, before someone falls through. The greeting was just to collect the fees, no mention of where to find any facilities. A disgrace to the Caravan Club, we will not be returning

FARM WORKS FOUL LANGUAGE

CL is in a great location with nice views across the water, previous review complained about the water pressure, this i found not a problem as it looked like work had been done and it did not take long to fill my tank. the chemical pit does need a serious look at as i consider it to be a health hazard. the length of the grass is not acceptable as in some parts it was between 8/10 inchs. now for the nasty bit, the weather was hot so it was nice to sit outside when we arrived back from our bike ride, i know its a working farm so cows mooing and chickens clucking are fine by me but what i will not accept was the farm workers that were just yards away on the other side of the hedge using foul and abusive language. rowing and throwing tools around for the 2 days we were there, so if you want to keep this CL going please sort that out and quick

Nice CL in a great location

This CL is located on the peninsula of Rutland water and is in a great location, although it is a basic CL. We visited early in the season, arrived on Friday evening and found the site no problem.  The CL is gated and access was OK; the field was wet and the grass quite long, but we got pitched easily enough and the paddock is pretty level.  Our only small issues being the water supply was rather low pressure and it took about half an hour to fill a caddy and the chemical disposal was a bit 'primitive'.

That said, this CL's best asset is its location, which is really stunning with easy walks/cycle rides direct from the site.  the nearby village of Hambleton is lovely with pub etc, but be warned, this village is VERY popular at weekends and it was 'littered' with parked cars/motorbikes when we came to leave on the Sunday.  There is a steep, narrow road to enter/leave the village and this is tricky if you meet anything coming the other way - I was glad I was leaving and thus going downhill on the Sunday.

If, like us, you don't mind a basic CL and want geat access to Rutland Water's walks and cycling, this is an ideal CL.

Ideal for Rutland Water

We chose this site as it is on the peninsula in the middle of Rutland water. This was perfect for cycling the area. Although we were aware of some animosity between the owner and some locals this did not affect us at all. The site is adjacent to the farm so expect some country noises! Easy access, flat pitches and ehu etc all ok. The area is lovely and try to get to Normanton church at the far end of the reservoir.
