Having now visited Incleboro Fields for the first time since lock-down, I cannot believe the negative comments that have been written. The site is, as always, extremely well maintained with the grass and banks cut regularly and all the communal areas very clean and carefully tended. As for the site team, they have all been very helpful and supportive, managing situations with good humour and a friendly smile, even to welcoming those who insist on arriving far too early for the 1pm arrival time. My only gripe with the visit is with other site users - the 5mph speed limit is there for good reason yet seem almost universally ignored. Well done to all the site team - thank you for a wonderful stay. We WILL be back.

I have visited this site regularly over the years and three times this year. On each occasion the site has been very busy. The toilet and washing up facilities were kept immaculately clean and tidy. The entrance water feature and seascape is charming. We did not experience any of the problems with children on bicycles or any other disturbances. The pitches, however on our last visit were quite worn and muddy. Groundsheets seem to have been the culprits. Our terrace area had some issues where vehicles had been stuck and there were tyre marks and some boggy patches. Overall we will definitely return but would appreciate an increase in water temperature in the washing up and ablutions area.
Stay at Incleboro fields.
Having just returned from this site we found it clean, tidy and maintained. I have read some of the reviews and found none of the complaints. However I would not have liked the lower areas due to kids and play areas but holidays in school holidays that can be unavoidable unless on an adult only site. We found a lovely space on a terrace close to facilities, and dog walking on the national trust area. The walk up the hill could be a pain but the suitably located seat with the views was heaven sent. There were some locations better than others for views to the sea but you can't get everything you want. Would I recommend this site, definitely YES but be prepared it's not Eden and there has to be some compromise.

Upon arrival I was greeted by a helpful and friendly member of staff who knew exactly who I was from the paperwork he had without me having to produce booking information. I found the site tidy, clean and grass well cut. A scruffy mess it is not. Compared to other CMC sites there were few children here and no wild riding of cycles witnessed elsewhere. Indeed, the children's play area was largely deserted. Further, the pitches here, at least where I stayed, seemed to be better spaced apart than at some other sites. If I'm in the area again, I'll revisit and enjoy more of the several walks from this site.

Excellent

Scruffy and untidy
Where do I start at! I the space of a year this site has gone from being neat and tidy to an overgrown scruffy mess within the space of a year. Overgrown pitches, embankments in desperate need of tidying, weeds everywhere around the facility blocks/ roads / office / gas areas. In a fortnight's stay on site I saw just one set of staff doing any cutting or tidying, hardly a surprise that the site seems to be going to ruin. To try to balance with a bit of positive the site is in a wonderful location and ideal for visiting the Norfolk coast. Sorry to say, this site needs a fresh pair of eyes on it to improve its appearance.
What a change, not for the better...... and no it is not just because of the new COVID caravanners.....
I have been visiting Incleboro Fields for over 40 years, initially as a child myself and now with my own family.
We visit every summer, and have done for a number of years. Sadly the change in customers and the change in wardens has almost destroyed this once great site.
Cleanliness, site appearance and discipline all appear to lack this year during my visit in late July and early August. The head warden was over officious in some areas and then showed blatant disregard in other areas. Toilet blocks were not to the same standard as previous years, pitches and the surrounds were not mowed in a timely fashion. Children were allowed to run riot blocking the chemical waste point, flooding the toilet blocks by blocking the toilets and having water fights in the them, yet no wardens were to be seen.......
The location etc is all five star, close to the beach, pubs and restaurants, good transport links and walking to Sheringham and Cromer but the site has declined in one year and not all of the blame can be placed on the new breed of COVID caravanners whom do not recognise caravan etiquette, things such as controlling your dog, or not walking across another persons pitch, keeping noise to a minimum, driving slowly around the site........ alas my faith has been restored in better managed sites since....bring back the old team!

Lucky to find a pitch on one of the terraces
The majority of the pitches were packed together on the lower portion of the site, which would have been quite unpleasant. Luckily one of the few pitches available, when we arrived, was on a high terrace (just one other pitch), which was nicely isolated from the madding crowd. However the trek to collect water and dispose waste wasn't easy due to the incline to reach the pitch. The other terraces' pitches were equally quite crowded together. So we were quite lucky this time getting the pitch we did.
Otherwise the site was fine.
A great site
stayed here for 4 nights in August and really loved it. pitches are well spread out and the various levels work well. Proximity for both railway and bus stops was well appreciated and the local corner cafe does super cream teas. Site is well looked after and staff are great. Can't wait to get back
Slightly disappointed
We stayed here for the first time for 4 nights, we was disappointed when we arrived as only 3 pitches available and 2 were on extremely uneven ground, one we believe could not be pitched on as told quite a few had attempted, so we had to be in a small area and too far away from playground facilities for our daughter, we also felt the site was too big as set on different levels, the area near the play ground was extremely busy and even tho we was disappointed that we wasn’t near that area we were also slightly pleased as it seemed so busy down there, the facilities were all clean and tidy, but it wasn’t very good or easy for bike rides or dog walks, it’s not a site that we would return too.
