A great site

stayed here for 4 nights in August and really loved it. pitches are well spread out and the various levels work well. Proximity for both railway and bus stops was well appreciated and the local corner cafe does super cream teas. Site is well looked after and staff are great. Can't wait to get back

Slightly disappointed

We stayed here for the first time for 4 nights, we was disappointed when we arrived as only 3 pitches available and 2 were on extremely uneven ground, one we believe could not be pitched on as told quite a few had attempted, so we had to be in a small area and too far away from playground facilities for our daughter, we also felt the site was too big as set on different levels, the area near the play ground was extremely busy and even tho we was disappointed that we wasn’t near that area we were also slightly pleased as it seemed so busy down there, the facilities were all clean and tidy, but it wasn’t very good or easy for bike rides or dog walks, it’s not a site that we would return too.

3rd visit this year

Approach road is sadly no better. Lots of potholes as is the road across the golf course on the way out. Nice to see some grass growing this year and not have the sound of mowers and strummers every day which it has been the last few years. It was our 3rd visit this year in July and we were surprised to see a seasonal caravan still in the same position on site as our earlier 2 visits this year as we thought they weren’t allowed all year here…but what we found annoying was the lovely flat pitch next to it is still not being allowed to be used. It’s such a shame as it was perfect for a smaller motorhome like us and we always used it when it was free which gave more choice for larger caravans with awnings that we don’t need. Facilities on site very good as usual.

Amazing site for holidays

We've been to this site 3 times already this summer and will come back for a few more days at the end of the month. The wardens are very friendly and hardworking. The site is very well maintained, the shower and toilets are kept clean. It's a big site so if you have a family with kids (our case) you can stay near the playground, if not you have plenty of other areas very quiet and with excellent views. It's a short distance from Cromer or Sheringan. You can walk to the beach in less than 30 minutes. Great place for a nice and relaxing break.

Great Site - Don't listen to the naysayers

This is our 2nd visit to Incleboro Fields, having holidayed here last summer (2020) we decided to return because we had such a fabulous time. It is ideally located within walking distance (3 miles) of both Cromer and Sheringham. There are plenty of foot paths running directly from the site in different directions so it is ideal for walking. There is a good and reasonably challenging nine-hole golf course effectively on site. The village of West Runton offers a local shop and an excellent pub. The “hole-in-one” at the golf course provides a good atmosphere, nice food and great takeaway pizzas. The site itself is very well maintained (I don’t know how anybody can say it’s scruffy) and is actually huge, but because it is split into different areas it doesn’t feel that big. Pitches are open, but with good space between them. Some of them are very steep, which can be a problem (we had to borrow some bricks from the wardens to enable our front steadies to work on the caravan) but that is my only criticism, and it only applies to a few pitches. The staff were incredibly friendly, and worked incredibly hard all through our fortnight’s stay. The toilet blocks were kept very clean and the rubbish and recycling was removed regularly, with no buildups. Reading some of these reviews, I really wonder what people expect? After all, this is a caravan site with a constant turnover of ’vans and motorhomes. However, be warned that mobile phone signal on parts of the site is very poor (or even non-existent) but is slightly better in other areas. Overall, it’s a fantastic site, with tremendous staff, in a superb location and I look forward to visiting it again in the future.

Excellent stay.

Just had a great week stay at the site. The wardens worked so hard to keep the site looking good. The toilet blocks what can I say, such a shame members leave them in an awful state, the bins are there just put paper etc in them, don't leave it all over the floor for wardens to pick up. Coast hopper bus is an excellent service, Cromer we just loved to sit on the pier watching the people with the crab lines. Overall a brilliant stay, thank you wardens for all your hard work will be booking again.

Great site and hard working wardens

Just returned from a very enjoyable 10 nights at this site. We received a lovely welcome and generally found the wardens cheerful and hardworking. This is huge site with lots of strimming required and the wardens keep it well maintained. Shower blocks, bin areas, etc were always clean and tidy. Great team of wardens. As for the site it is peaceful and convenient for getting around. Thank you.

Perfect location, many secluded spots, just needs work on the play area.

I have been coming here for 30 years and it remains one of my favourite sites. The location, with views of the sea and walks from the site, is just perfect. I love the layout, with something for everyone. There are many private terraces with views or the more open field area of the second half of the site, which is more suitable for families. We had to choose our pitch carefully with a trailer tent, and it was still tricky to get it level, so this is a criticism I can understand. However, we found all three sets of wardens very personable, the site was well-maintained but without the constant drone of a mower, and the toilet blocks were clean and modern. There was an issue with a leaking sewer pipe while we were there, which was an inconvenience but completely out of the wardens' control. My only criticism would be that the play area really needs some TLC. Part of the obstacle course has obviously broken and instead of being replaced has simply been removed. The climbing frame has a section missing, again just leaving a gap. One of the wooden crossbars has a hole in it and has simply been covered over with yellow and black tape. I'm always very anxious about my children playing on our pitch as I don't want to disturb others, but there wasn't enough at the play area to keep them entertained. We arrived a little early, not having noticed it said arrive after 1pm (not having visited for a few years) but were allowed to queue up and they let us in a little early, when they could. All seemed to be managed very well, including covid restrictions.

Superb short stay

Can’t understand the recent poor reviews, we have just returned from a couple of nights and found the site to be well maintained, clean and tidy. The wardens were all very helpful and polite, even when standing in the scorching sun directing all the incomers to reception etc. We loved the fact that there are so many hidden places to pitch in amongst the trees and had I not been recovering from a knee operation would’ve loved to have been roaming around the site with views to the sea! We were on a fully serviced pitch which was really convenient for facilities. Will we visit again? DEFINITELY!

Tired, worn out - needs a lot of work

Visited for 4 nights early July, whilst touring East Anglia. Positives are it is in a nice, quiet area, with a few shops, pub, and tea room and beach in West Runton. Transport links are excellent with buses and trains to Cromer, Sheringham and beyond, at very reasonable prices and just a 10 minute walk from the site. Sheringham definitely worth a visit - lots of nice cafes, eateries and a lovely promenade. The Sport Bar at the 'Hole In One' serves good food, just a short walk from the main site entrance (4 minute walk). The site itself - access is quite simply terrible. A narrow approach lane, overgrown and pitted with wheel-breaking potholes, has to be traversed at barely walking pace to avoid causing damage to your outfit - the 15mph speed sign is a nonsense! Access also crosses the golf course, which on our arrival was policed by the warden, for a safe moment to cross - other times you take your chances! Having arrived at reception, a female warden was brusque, unfriendly and had little inter-personal skills. The male wardens were great! The site is vast and too large for 3 warden couples to manage. There are too few service points for water, rubbish etc leaving some pitches quite a distance to replenish and often having to haul a filled aquaroll up steep banks. Consequently, the site unkempt, over-grown, pitches are either worn out and bald or rutted and muddy, and at least 90% are sloping in one direction or both - we saw A-frames at least 4 feet off the ground in some instances. To quote on the website "some pitches are sloping" is a misrepresentation. Incleboro, on first appearance, resembles a site newly acquired by the Club which they are yet to put their mark on. Sadly, this is not the case and it needs closing for 12 months, 250 tons of gravel, a JCB and a spirit level to achieve Club standards.
